Or should I embrace it being a handy capable home lay out and fix up and this it needs, clean it up, and try to get someone that needs all of that style lay out?

Perhaps you agree to pay full asking price in exchange for them agreeing to financing 85% for a few years until you reach a suitable LTV for long term bank financing. 

But what if you recycled the funds (BRRRR style) and invested $500K in $5M of RE, then you are amplifying your cashflow returns.

I really love this area of Houston because it's tranquil but right in the middle of everything and it a great mix of luxury homes and original, expansive ranch style homes still owned by the families that built them in 50's & 60's.

The laundry room is a separate, key card access-secure building at the center of 6 garden-style apartment buildings.  

It is currently a 4/2 Cape Cod style home built in the 1940's.
