As much as I understand the importance of not wasting time, I think about all the "wasted time" that built my network.That deflected question or request, that I answered or fulfilled, became an important part of my network as I guided them forward...either by their participation, a referral from them, or both.

It also shows the bank that you're fiscally responsible if you have been at the job for more than 2 years, have a significant amount of money saved up for a down payment, and have little to no debt (IE. no credit card, student loans, etc).

I have several rental properties, and I am inclined to not run background or credit checks on students that are in professional graduate school (medical,dental, PA, optometry, etc) because I know the requirements of the school will not permit students with a criminal history, and they are funded by loans or parents and don't have much credit history anyway.

Both our cars are paid off, no student loans for either one of us, no credit card debt, so it was much easier to qualify for this triplex that I'm closing on today!

If the taxpayer materially participates in each rental real estate activity, his/her losses are fully deductible, and the $150k threshold no longer applies.It sounds like you are familiar with the test, but I will restate it her for the sake of completion.At least 1/2 of personal services in all businesses for the year must be performed in a real property trade or business and rental real estate.The taxpayer must spend more than 750 hours in real property businesses and rentals in which he/she materially participates.Both must be satisfied.

with all the colleges there, you may want to consider student rentals, where you rent out bedroom space.
