Understand that buying a note is putting yourself in the shoes of a lender, not a property buyer. even after foreclosure you are still wearing a lender's hat untilthe property si sold the first time around and you may be limited to collections of actual amounts due as "profits" may be due the borrower.

Houses acquired for fix and flipping (or just flipping, if there's no fixing) are treated as inventory, same as a shoe store.
