Also looking into if I should start a REIT for this type or just stick with my 1 investor. 

Some investors choose to slow down and stick with their own funds, others choose to work with investors & partners to continue to scale.Those who choose to stick with just their own money fall into two camps: 1) those who decidedly do not want partners or investors, and 2) those who are hesitant, afraid, or have limiting beliefs about partners & investors.

People leave the front door open and we arrive to find a house full of bugs....I've taken to printing out labels and laminating them, I stick them right on the front door or wherever they need to be to be seen.

As far as flipping, you should stick to the suburbs where the schools rank in the top 20 in the state.

Manufactured IRC mod home sand are just like a stick built home. 

You will find that tenants many times will have violations like this, and you will have to decide if you stick to principle that they're lying to you and you evict them over it (which will possibly be much more difficult to do than to evict for nonpayment), or if you just look the other way as long as they're not causing damage.

That makes sense then I'll probably stick with that.
