Couple of comments, pointers, food for thought:-where did you get your ARV (source)?

I ended up staying and the landlord didn't renew his lease (they needed independent third-party verification of the problem).The lifelong lesson I learned is to have Plan B and Plan C backups to every Plan A, especially when it comes to putting food on the table and having a roof over my head.

-don't bite off more than you can chew...base decisions on conservative financial models, don't try to buy a property that's way outside your financial capacity, or that would involve management headaches that you're not equipped to deal with...start small, and gradually build to larger and/or more complex strategies (as your finances and your expertise improve)... don't try to syndicate rehab flip a 50 unit D-class portfolio on the other side of the country for your first deal (unless you enjoy the extra spicy sensation of a new ulcer).

Hot Rods on Houghton/I-10 is willing to host the event in the upstairs bar/seating area on Wednesday evenings, but it is $200 for less than 20 people, and that is food and drinks included.
