I have tenants who just moved into my condo and are requesting compensation for: (1) repainting (I had to repaint a wall in a different color than they originally saw when I took down my speakers); (2) loud bathroom fans in each bathroom; (3) Ceiling fans that are outdated but functional; (4) wall wiring so that their t.v. does not reveal the wires; (5) fridge filter which admittedly was old and they noted that my flooring has a soft spot but did not request replacement (yet!).

You could add a soft brown as an accent color and the fence would look like it fit right in instead of looking a bit faded.

I have seen plenty of rentals where homeowners colors were left on the walls...maybe the colors are so bold that to rent in a soft market would require repainting in neutrals and the tenant just wants it done now rather than later.

I'd take everything to Wells Fargo and we'd sort it out.Once, Wells Fargo actually ran the checks through - so the tenants were charged by their banks, but the deposit wasn't deposited to the owner's account.

but...I heard from real estate owners that u take it seriously and notify them straight away with a late fee penalty, let them know ur serious coz ur not a bank otherwise u will be last on the list if ur soft and lenient, they will prioritise u down the list during hardship...this is the stance I wud take also when I come to that part...

Handyman put ladder in her bathtub to paint the ceiling above the tub, and didn't lay protection down first (tarp, towel) so the tub basin is scratched now.A/C unit in the bedroom was not installed properly years ago, and there were gaps you can see straight outside.

He needs to pay what he owes in full today or sooner and make it very clear that even if he has to go with out food rent is due in full on the first every month or you evict.Tenants in difficult situations take advantage of soft landlords.
