so here's the story. my team and i are new (real new) to all of this. we are looking for mentors that we can learn from. when my sister first approached me with this idea i thought she was drinking again. but no. she is looking ahead and knows we must work together to be successful. three of us work full time, one inherited cash. credit for two of us is good, the other two-not so much. we heard about hard money lender and it sounds appealing because i didn't want to take out my 401k because if this deals go sour, i  will be in trouble. yes i will have my retirement (govern.civil service ). also, there are three adults crammed into a 2 bedroom 1 bath house and i want to buy a house. i am a veteran and never used my va loan benefit. question now is, should i buy a house with VA, wait a bit, use the equity to buy a rental?

This way, I did not have to waste much time traveling to unwanted places.

Bought it from a brother / sister team that inherited it and were not very proactive property managers.  

My mother started a real estate investment firm, and my sister and I are partners.Though we just started our company, we've been blessed with wholesale as well as flip deals.

I wanted to sign up for a professional RE trainer but they wanted $30k for the program before any traveling or marketing expenses that would be involved.

The seller signed a lease with the lady, her sister, and her mom.  

I've listed the home with signs on a well traveled highway as well as craigslist.I would say my no-show is somewhere in the neighborhood of 80% or a little more. 

We also share a passion of travel and love venturing to Europe.

I have debated getting a NEXUS card but I am not traveling as often now that things are more or less under control and so do not have the justification for it (yet another card to carry).I plan my trips to never be in a rush.

My sister in law has a condo in Columbia Maryland that she was trying to sell.
