A "simple" split in my county costs about $5000 (most of which is for surveying and plats) and takes around 4 months to complete - so not bad.

I really do enjoy the content this website puts out, but I am a little disappointed in how complicated this simple thing has turned out to be.

@Roy Coons you can't get blood from a turnip but there is a relatively simple way to try and get something. 

Very simple stuff which could cause trouble like open space heaters, dryers vents, mold, windows and doors safety, etc.

In other words, there's no simple answer.

In the military community so far as I have seen, it didn’t work usually because they didn’t consider basic operating expenses properly. 

There's enough different folks on this forum operating in different markets that you might get some valuable input.I think one of the biggest things is, does the macro environment signal growth?

It wouldn't be any different if these were houses that are not part of an HOA.And it's really simple fix for them.
