Honestly not my favorite book but does go into a decent amount of finance/numbers of the deals if I remember correctly.I have to admit I haven't read it yet but its on my short list.

@Brent Coombs i pretty much net 100k a month minimum, i was wondering if some how there are lenders that would lend based off of performance for short term and charge higher origination or interest

One important item of a good answer would be knowing your goals If the answer of yours is that these are on a short term investment I would tell you to sell both units if it is a hot area and is a sellers market there I would probably say to sell both of them as soon as possible if the seller's market continues and I might not spend your own or borrowed money before you sale.

This begs the question of whether it's more profitable to do long term rental leases or short term vacation rentals or even an Airbnb setup for these properties.The main reasoning here of course is the still very depressed prices offering high potential for return.

My sense is the market is flattening, and new investors are late to the party (unless we end up getting Amazon) short of a 10 or 15 year time line.If I didn't live here, I would not be an investor in Dallas.
