Let them break the lease and move. 

( I know there are certain rules to the 1031 and having 3 separate sales may be a little challenging) Also,  I thought about just refinancing the 3 properties, but the rates are a little high to cashflow well.  

If not, sell it and move to another investment/market.

I never set out to do this, just had a hard time letting go of homes, as I needed to move for my job.

When they don't respond, file a claim.Sorry for your situation, but my best advice would be to move past them as quickly as possible, then deal with the financial aftermath separately.

The tenant notified us that they will be moving out at the end of July when their lease is up.

I moved to columbus and so did thousands of other people for the opportunity and the economic development. look at the net migration patterns. that's what drives development, economies, etc. if you have some data to back up your investment thesis I'm all ears. but my focus is on Central Ohio new construction economy.

Let them know if they're not a good fit and you need to move on.5.

@Nathan Frost- thanks .if you ae  able to get one loan that covers 5  rentals  at a 7.5% rate - this  is a good  deal  ( assuming loan fees arent too high ) ..shifting debt  is a good  move
