If I can purchase this property smoothly and it all works out then I know he will be ready to start selling me his other properties in the same fashion so that his trust just receives a monthly cash flow payment from them instead of his family having to deal with the properties when he's gone.

(Other than the fact you have to reinvest all cash received obviously.)You also know that a personal residence can’t be 1031’d unless it was also a rental before sale, so the $250k exclusion wouldn’t apply unless it was both a primary and a rental.

@Angie Hensley, until you do something additional the LLC has no authority to sign a lease to rent out the property.
