Holding rental properties in an LLC is purely for asset protection. 

All counties have adjudicated news papers, the papers approved for placing/publishing legal notices (foreclosures, court cases, business sales or transfers....anything requiring legal notice publication).  

The regulatory office in Alabama told me they were "protecting the buyer".

I can't imagine that any liability waiver would protect me if the tenant decided he was going to try to get the thing working and there was an accident--like electrocution.Based on some knowledgable sounding posters here on BP who remove ceiling fans, garbage disposals and dishwashers, I am thinking I am not going to find many folks that would think this is a good idea.

That is how you protect yourself if there is damage or arguments.When you hand out applications, it should say on there somewhere that you reserve the right to accept multiple applications and once and reserve the right to accept the best qualified tenant.

If direct mail, or you sending to the actual owner, via public records?

We are on the french border and arround 200k french ppl cross the border everyday to work in Geneva.On the housing front, only 17% of the ppl are house owners, most of the houses are owned by private and public pensions funds.

The only time the bank took so long with one of my offers on a highest and best, I only found out it sold when it hit the public records as sold, for thousands less than my offer, which really baked my noodle.

Also, my current policy has a $500k liability - thinking I need to up that to $1M for more protection.
