You are correct Steve and to clarify my point is that the cost of waste (which is the fear of most landlords in the scenario) is $100s vs the cost to separate , run new lines, add heating units, add hot water heaters,and add AC units which could push $10,000.

I'm not sure if this will work out realistically, but I'm hoping to simultaneously negotiate all my deals from both end (try to purchase for cheap from seller and sell it for a bit higher to end buyer.)My fear is that I would get stuck with a property, so I hope that if I find a buyer for the property the same time I negotiate to purchase, I can assign the contract without fear of being stuck with it.

I think going in lower then asking price works in this situation because you are in the first look stage and if the property needs work most novice first time home buyers will not bid on the property out of fear of not being able to take on such a challenge.

I guess my fear is that once I reach 4 properties or so I would be maxed out with mortgages and not be able to continue investing.
