Solution - demo all the brick and replace with wood posts and roof over the entrance which covered up where the old brick balcony attached to the house.

Wood, tile, or, carpet,  will also contribute to the cost. 

I'm a hardwood flooring Craftsman so I may be biased but I would do wood.

What usually seems to happen is that Insurance companies try every trick in the book to not pay, raise the premiums, and then get a bailout a couple years later that the public never really finds out about.  

A couple things to note is that there will be an Upfront Mortgage Insurance Premium fee of 1.75% of the loan amount that will get tacked on to the new loan balance (Not considered in the LTV for the cash out though).

A VA loan would have worked but the house won't pass thier inspection due to wood rot.

As the wood was rotting away over the decades, the weight of the dirt pushed them down and diconnected them eventually. 

Including a washer and dryer in each unit is becoming a no-brainer since the rent premium is a great ROI and it reduces significant damage to each unit during turnover.This being said, I consider myself very AV savvy.

Does anyone think the buyers premium of 4.5% is just too high ?
