Solution - demo all the brick and replace with wood posts and roof over the entrance which covered up where the old brick balcony attached to the house.

What usually seems to happen is that Insurance companies try every trick in the book to not pay, raise the premiums, and then get a bailout a couple years later that the public never really finds out about.

A couple things to note is that there will be an Upfront Mortgage Insurance Premium fee of 1.75% of the loan amount that will get tacked on to the new loan balance (Not considered in the LTV for the cash out though).

Including a washer and dryer in each unit is becoming a no-brainer since the rent premium is a great ROI and it reduces significant damage to each unit during turnover.This being said, I consider myself very AV savvy.
