For example, painting the exterior of a building might not seem like a value add because residents live inside but it's major curb appeal and it increases the volume of resident tours/applications thus allowing for a rent premium.

Huge mortgage insurance premium, mortgage insurance is permanently attatched to the loan and does not fall off when you hit 20% equity like it does w conventional financing.

Your loan servicer then makes the property tax payments and insurance premium payments directly to the appropriate parties directly from your escrow account (where the taxes and insurance components are held; this builds up after each monthly mortgage payment).

I've also written several detailed blog posts on the process and what is involved in making it happen.My personal experience here in Western PA on two projects that I considered working on as an approved contractor and also my numerous interactions with 203k-approved contractors and investors who have tried to work with the program is that the bulk of contractors in my area come to this kind of work expecting to charge what I would call "high-premium" prices for their work and to recommend, occasionally with an expected financial understanding with the 203k consultant (kickback), the widest possible scope of work on projects to renovate the house.

Most firms will charge another $2-5k per site to re-use a house plan...or charge a premium at the front for "X" number of uses or unlimited uses.
