I think you need to either pay him a set wage to perform whatever tasks you don't want to do yourself and provide bonus' for coming in under budget or ahead of schedule (his reward for physically doing work on site).

Neither do you so, any "negotiation" would be an exercise in futility at this point.

Leaving a well-paying, W-2 job is going to be hard, but its to the point I too feel its negatively affecting my physical and mental health. 

Going through the exercise of exploring your needs would really be beneficial here and that's what you've done exactly.
