There are lenders that will allow group usages but I’d imagine most are residential and can be financed with a DSCR or other alternative income verification such as bank statements  or an updated P&L.

So many people treat MTR like a unique investment class, but it is not.

Borrowing other people's money sounds great but the market prices are high and hard to make profit if you borrow the down payment and borrow for the remainder of the mortgage loan. 

Are there other types of loans people use to pull equity from their rental to purchase additional properties? 

We have spoken to a few people regarding the bedroom situation and it looks like its not going to be an issue.

I have not had that experience dealing with appraisers, but I have definitely heard of people running into this situation.

People who write the ads over emphasize Yardi expierence when other qualities are more important.
