I would recommend creating a short business synopsis/plan of the property, the numbers, pictures, and comps and send it around to close family and friends that might be interested in lending or partnering.

I plan on getting licenced during some downtime from school just to have it under my belt.

I was initially told there was an HOA but eventually found out it's not active and there's a lady who lives somewhere on the street that pays a lawn company to cut and trim everyone's yard. 

I do like the one at a time plan.

If called due (I’ve done several thousand probate deals and it’s happened exactly once because of my early lack of training 40 years ago) you will run the risk of needing to pay of the old loan by refi or selling.

I would be careful running a rehab remotely, especially if you plan to use handymen and sub level guys. 

We originally planned for this to be a mid-term rental, but when my grandma wanted to move, we offered it to her instead for minimal cash flow.

It has become so big that customer support is almost nonexistent unless you pay for the highest tier of pricing.
