Is it more profitable to turn a STR to a MTR for the winter months in a coastal town?

I have clients in KCMO that buy distressed properties and generally don't have issues, but they have several years of experience doing this, some properties are even abandoned.

This is my first investment property in a C class neighborhood, and I thought I had some good tenants, but there have been 3 late payments for rent in the 5 months they have been leasing my rental.  

Does anyone have experience doing this in today's market?

Purchase price: $210,000 Cash invested: $6,300 Townhome that I bought to live in for the first year with 3% down, then rented it out after the first year.

At least it doesn't in AZ.  

Or they can try to find a locksmith (we only have two in this area) and pay $40 - $60 to get in.
