I don't believe the unit is overpriced, especially relative to comparable units nearby.

The washer/dryer combo went out on us and flooded all levels; we are the top unit, all while we had a heat wave! 

They apparently stopped insuring anything over 30 years old.The property is only a little under 4200 sf with a ground floor salon and two residential units in the 2nd floor, but I'm having a heck of a time finding another insurance company as the challenge appears to be due to its being a mixed use property.The city of Alameda has a bunch of similar mixed use properties and I will be reaching out to other owners as well. 

Investment Info:Small multi-family (2-4 units) buy & hold investment.

@Erik R Aho as several have already mentioned, buy a 2-4 unit and live in one unit while renting the rest.The experience from this will be more valuable than just about any college education!

I recently made an offer on a duplex, it's 4bed 3bath front unit + 2bed 2bath rear unitcurrently rear unit is rented for below market price at $930, market is around $1100-1200, rear unit is in very good condition and tenant maintained it well and i plan to keep her.

You could either buy a single family home and rent out rooms OR buy a multifamily property and rent out units.

This criteria is for 1-4 and 5-8 unit programs.

Even armed with 7 years of experience and over 100 units owner or managed over that time, I still see value in and pay for pricing software.
