I grew up in Michigan in a family owned property development business working  tradesman roles such as brick and block mason tendor, concrete form and finish, rough and finish carpentry, sheetrock hang tape and float, electrician in both Michigan and Georgia, plumbing, and HVAC gaining my EPA certification.

If you start having to use hard money financing because you can't get a conventional loan, ask your conventional mortgage lender why she or he can't obtain financing from you.Whatever that reason is, which will likely be from a Freddie Mac or Fannie Mae guideline, I'd suggest asking yourself if maybe that guideline makes sense and isn't just "guideline BS" but maybe a prudent and reasonable rule.Example:> You do not meet the PITI reserve requirements.
