Mine does demolition, moving, carpet removals, eviction setouts, and really anything where raw unskilled labor and hauling is required.

If it TLCed (Paint & Carpet) will bring $275,000 easily, It's been rented for the Past 3 years at $1,800 monthly, but I think with the $10,000 TLC will bring the rent to $1,900-$2,500 especially if rented by room ($500 per room), I was planning to wholesale it if the owner accepted my $190,000, but he wouldn't go under $220,000 especially that he has a $250,000 offer from a person who's using a conventional loan, and I told him about all the costs he's going to pay if he closes with the conventional way (closing costs, commission, etc) and that might not even go through.

Its now already "messy" in my layman's opinion in terms of maintaining/protecting the pending LLC's corporate veil. 

The Judge dismissed me from the case and ordered the PM to pay back the full security deposit minus about $100 for carpet cleaning. 

It’s a mess...I should have been more aggressive at handling all of these moving parts a bit better...I think I’ve been too passive and expecting everyone to do the right thing when that hasn’t been the case...

The owner did all the painting and the carpeting and light cosmetics work.What was the outcome?

Cleaning, painting, new carpet, new kitchen countertop, new roof, new furnace.

I don't charge the monthly fee for cats, but do charge the deposit.One thing that makes me more comfortable allowing animals is I don't have any carpets in any of my rental units. 

The new house has larger lot/yard, has updated kitchen and baths, has air conditioning, hardwood floors instead of carpet.

I painted the walls in four rooms, added crown molding to the kitchen cabinets, replaced all drawer and cabinet pulls, put in stainless appliances, and replaced the old carpet with LVT.
