Someone told me if a junior lien holder is not named as a defendant in the foreclosure final judgment then their lien could survive the sale and I could potentially buy a property that still has a 2nd mortgage attached to it.Does anyone know if this is true?

My tax attourney/mentor gave me this advice and he's pretty sharp.

Or maybe as buyer I would like a foreclosure instead... to wipe out those junior liens.

Make sure you attend meetups, read books/audio books and I would even consider seeking a mentor that you can work with to gain more knowledge.Good Luck!

I am new to the industry, and am looking for the right education, mentors and/ or coaches.

I had a mentor ( not Realestate mentor) tell me that I shouldn’t get into rentals due to the unpredictability of the tenants and given my current financial situation he expressed concern about me not being able to cover and unforeseen expenses upfront due to my limited amount of capital available to invest.

I have heard this time and time again from many people that i personally consider mentors (including my mom lol).
