The poor credit was due to medical issues again confirmed by the background check.

If it is from a website, tell them that they need it from a local medical professional. 

My tenants work in a petrochemical facility. 

Maybe speak with the local authorities to see if there is a way to transfer him to a facility that can care for him and provide the medical help he needs.

I am trying to get a understanding of where they should be but a majority of the comps in the area are 1-2 bedroom units in large apartment complexes that have pools, workout facilities, etc.

I would imagine Albany Metro area (I live closer to this) would have more  medium/long term stay options available for professionals (lots of state government, medical, higher education institutions). 

Did one lose a job and the other gets paid twice a month, was there an unexpected medical bill so they are struggling?
