Can I send them to collections if their only source of income is social security?

I'm not a very talkative or social person, which I am trying to fix.

The issue is I’m trying to purchase a condo for my mom to live in (she has no retirement and lives off social security) so I would take a loss if I buy her a condo (right now).There’s a condo that I’m interested in located in Henderson. 1 bdrm, 1 bath, $140k, little to no rehab cost, rent could be around $1000.

A prospective tenant got in touch and their household income is all over the place with two adults working their income is 1.9x rent add to it social security income, income from being handicapped,a minor earning some income and social security income makes it around 2.8x rent and they have 30k in debt, credit score is excellent though.

I like the social aspect of a highrise and the amenities and views would make WFH a whole lot better.One positive about the negatives I just listed above that I have noticed the past 2-3 months of looking, is that with how crazy the real estate market is right now, the high rises do not seem to be participating. 

Until we can freely socialize again, which is hopefully soon, your best option is to go to Meetup.com and call some local real estate club operators.

So wouldn't my earned income be quite low if it's just a  social security and pension check each month? 

Maybe a wellness checkup from Sec 8 social worker is due?

Whether its cold calling, driving for dollars or social media this is where you as a wholesaler add value to the market and investors.
