This will be my first time buying land. I usually just flip houses. I’m buying a piece of land that has had a house on it before (it burned down) and currently has an old mobile home, on the other side of the property...

It's in a part of town that is being revamped from former industrial to nice stores, shops, restaurants, and businesses and I believe there is even some money offered to help revamp that part of town if you purchase something and help improve the area.  

I’d love to get schooled on this a bit if I’m totally outta my mind with this plan, but if there aren’t a bunch of tax or legal roadblocks, I’m thinking it can work.

I like starting in the Midwest because it's affordable and offers good cash flow.

They also offer tenants various payment methods, which can simplify the process for everyone involved.

If you have the time, offer to work/intern for s big investor, that would be a huge way to get started.
