For the last couple years I have had losses on my tax returns from passive rental real estate activity.

There's a similar trend I noticed in Lehigh acres florida. there was a miami based builder who came in earlier this year / late last year and built 5 modern homes. all 5 sold and set record prices for the area for single family homes. it's not that newark calls for this or any infill lot in columbus it's how can I deliver a premium product that will sell regardless of location. something with features that people want. 

I typically opted for roughly 3 draws per deal, just to limit draw costs.Also, all of my lenders charged me interest on the full loan balance at closing, even though I hadn't drawn the whole loan (which annoyed me, but I get their perspective).So really, in my experience, I didn't find any to be "better or worse" they all seemed to have their own trade offs, i.e. more general accounting was easier for me, but higher draw cost.

Spending your last dime to buy a distressed investment and then borrowing more money to renovate it is very unwise.
