In my opinion it doesn't matter if is a turn-key or in the MLS, you should do the analysis and invest in something that best works for you.  

@Key Dawson it is hard to say without more specific details. based on what you have given us I would go for the leveraged property. 

One of the key fundamentals in any market is the ability to add value at the outset.

I became the only non-family member to have keys to their home & pool area & I took care of things when they were away.

Laissez Faire economists would say that that number is good, you probably push through it, and it sparks all manner of innovation - new buildings, ADU investment and building, investors putting capital at risk to take advantage of the opportunity which sparks more supply which drives prices down.

I think the key is in the terminology: “fee” vs “non-refundable deposit.” 

ah I see now, I get key word alerts and they don't tell me where the post is, I see now that this is in the Multi Family form. 

I know some intentionally leave the lines blurred, but transparency is key here, especially if you're focused on the long game and not just the deal of the day.

It's also important to note that I am looking for a property that is more turn key. 

We have quite a few local KC people that invest with local turn key companies.
