I have not been able to find a local REIA for our market and I know it would benefit us all if we started one.

I suppose the silver lining is that a wholesaler can really benefit from building a reputation for integrity.

However, the pay/benefits coverage were considerably greater than before.

Another benefit you can potentially get is being able to do cost segregation and benefit from better tax efficiency. 

I am looking to refi this deal to get the property in my name for the perosnal tax benefits, and hopefully dodge the higher interest rate before it balloons.Any leads/insight on how to go about doing so, or general thoughts on this deal, would be greatly appreciated. 

However, from a purely cost-benefit perspective, it's hard to imagine a lawsuit making sense in this case.

I think it's about the most space efficient you can get, plus there are likely energy efficiency benefits(or at least utility cost improvements) compared to your current set up.

Probably one of the best ways to get someone's attention ix by showing them their benefits on paper and convincing that their investing with you is so much better than the Bank. 

There are some benefits but it’s not a “must” do type of thing.

The tax benefits of real estate really kick-in with a continuously expanding portfolio.
