These people are clearly the victim of some brilliant guru who told them how to retire early/escape the rat race/be their own boss/etc, but forgot to mention the part about it being really tough, and like 95% of people (rough estimate just from my brief experience here on BP) fail. 

Did you have people like a real estate agent, contractors, bookkeepers, a CPA, and all of those other roles already on your "team" or did you just purchase the first property and find people for those roles as you went?

Assume I own a rental property, but for some strange reason (hypothetical to prove a point) I don't understanding ANYTHING about the process of changing a light bulb. 

I would enroll in an architectural college and start drawing my own.

Most people have an incomplete understanding of their own home market and only see/understand a part of it.

Also, average per square foot isn't always the way to figure ARV Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

The delivery message indicates that an agent received the package, but I am still worried it might get lost.

Since then I’ve moved out rented it out and working on a live and flip for  my second property (sf) so I can have a house of my own with my girlfriend and make some more capital from it.
