Most of my out-of-state-clients implement rent-by-room to achieve high yield cashflow. 

That said, the article you give shows a fairly weak implementation. 

Personally, I would prefer to buy and operate a STR in an area where regulations have already been implemented rather than an area with no regulations.

@Kevin MelsonIt can be used, but they don't give you the option to implement a detailed rent roll, where you can enter the rent/square footage/layout per unit.

Completely depends on your market and the policies you choose to implement.

You need:1) Clear Goals2) The right strategy to meet those goals3) The right market to implement that strategy4) When #1-#3 come together Just Do It Figuring out #1-#3 may take time. #4 is all about execution.

In fact, some of my feature requests have already been implemented.

I'm working these next couple weeks on building my team then I will look at trying to implement systems to make the process easier (wifi locks, synchronization apps, etc.)
