I would look East of Cleveland heights.

Metro Detroit in areas like westland, dearborn heights, wayne, taylor and other cities are very good for renting and safe.

Redford and Dearborn Heights are crazy hot and too expensive. 

A lot of investors are looking at the East Side and Denver Heights as the next area marked for gentrification.  

Industrial is all about location, height of the buildings for the roof, usability for today's tenants etc.Sounds like it might have potential as Industrial is doing well in some areas.

I purchased my first personal 2 family home about a year ago in Jersey City (Heights), NJ.

I have paid a less expensive worker to scrub cabinet faces with TSP to strip greasy grime, then lightly sand by hand (remove drawers and doors so they can work at saw horse height), and then apply a fresh coat of glossy stain (I've attached a picture from that project) - still cheaper than buying a new suite.

You can have taxes at one rate in the 44105  zip code where Slavic Village is.....and then in Newberg Heights, (same zip code) they can be over twice as  much.

There are also plenty of these in the Old Brooklyn neighborhood (44109)  and in a few suburbs like Euclid and Garfield Heights.  

Most residents are purchasing in Killeen, Harker Heights, and south to surrounding cities of Austin.
