I know they didn't make appreciation on the note, that was a rhetoric response to another responder who didn't see the difference between the two investment vehicles.

Personally I would rather spend time finding more deals, sourcing financing, and building a solid team, than I would going to physically check on my properties myself and deal with potential maintenance issues.

I would agree with the above responses, go for it if you are able and you and your family would still be well off after the purchase.
