@Carol Rivers , first i would suggest you get your self more education. podcasts and books. 

Hey Austin, To put some solid numbers together, I think you should have the places inspected, then appraised and inspect the books closely to determine past returns.

Moving on, these memories stuck with me and recently Jess and I were approached by a network marketing individual who gave us a book, “The Business of the 21st Century” by Robert Kiyosaki.

its a great source of information, other posts, books, blogs, podcasts and the Opportunity is endless!

What got me back in the game was 2 things...1) Mark Ferguson's book "Build a Rental Property Empire" and 2) listening to 2 different podcasts where I heard 2 people who were in my current profession resign because they were making so much money in Real Estate.I attended my first meet up this week and it was nice to speak with people with the same goals and interest in Real Estate.  

There are actually books out there that give remodel costs. 

I'd start with books: "Multifamily Millions" by David Lindahl and "How To Create Passive Income, Build Wealth..." by Gino Barbaro & Jake Stenziano.

I have read, watched videos, purchased books, and still feel that I'm not knowlegable enough to approach my first deal and be taken seriously.

I teach about 50 different classes a year to help people do that, I have checklists and processes that specialize in that, I write books to help people with that and so.
