Did a quick spreadsheet of sell vs. keep, and found that I could buy 4 houses in my new city and make a profit of around $1,500 a month across those if I sold.So I sold, and those properties were closed on the 31st of last month.Now, I took calculated risks, saved my money like crazy, denied myself fun items like an upgraded computer and a few toys, and did TONS of homework.

I did this for years, so it was fun to occasionally see something I though was a deal be bought, renovated, and then for sale months later.J.Scott's book on flipping houses and estimating rehab costs were invaluable.

For the fun of it, call a couple of the top companies that come up for that area on a google search and tell them how many units you own, tell them the situation with the roof, and ask how they would handle it and who they recommend.This will be very educational and most likely solve your problem.
