Well, we have the deposit to hold and we were to meet and do the walkthrough for the new tenant move in checklist today and finalize everything.

I just finally got my house set and approved to be rented.

Our safety net was our investments which we did not want to dip into.I ended up having to apply to multiple institutions for lending and although it’s been tricky, five months later, we were finally able to access capital.  

Had to sit on it awhile then was finally able to spruce it up and get it rent-ready.

Alignment of Goals Make sure you have the same final destination in mind.

The above two publichearings, possible two more “reading” meetings and the final“vote” meeting may take you 4 months, 4 weeks or maybe just twomeetings.

Hello again, I'm finally closing on my first deal, a duplex 1 bed 1 bath each unit.Both units occupied and they pay $450 each.I bought it for 93k and it needs 15-20k rehab.I can leave it as is and cash flow $400 a month or i can fix it up a little and make $600 on each unit.My problem is that i never had to deal with tenants before and i don't feel good if I'll have to evict them.

I've identified a short list of markets and am networking with folks to help make my final decision and build out a solid team.

Hello BP Members,I'm proud to say that I have finally closed on my first deal and I am eager to embark in this journey of Real Estate Investing.After closing on this 4-Plex I ordered an HVAC Inspection because one tenant started to see leakage from the ceiling and another complained that one of their bedroom was getting poor air flow.The HVAC inspection result showed that I would need a complete HVAC replacement which will cost me close to $40K (10K/door), an expense I did not expect to incur.
