Hopefully by that time we'll have a work around since the area our 4 unit is in is experiencing rapid appreciation and I would hate to be capped on it down the line.

One is to keep interior walls permeable (online references) and one is to try to seal them (experienced construction guy).

I would also say an experienced GC and recognize a lot of signs that can lead to those expenses and build them into their bids.

I find this site to be a great learning experience for me & I would like to learn more from experienced folks in here.

I  guess I treat those debts as serious or more serious than a bank loan.I feel like I am the more experienced person and I should treat them like I'd like to be treated. 

@Doug SaylorDoug, do yourself a favor and partner with an active, experienced investor who can fill you in on the TREC contract form, addenda, etc.
