The owner in this case is exercising good judgement in not wanting to remain on a mortgage that is to be paid by someone who cannot come up with the payment if renters do what renters often do, stop paying rent and need to be evicted.

Does anyone have a sample letter of what this would look like?

To my knowledge the only lien to survive a foreclosure in Ohio is federal tax liens and they have a 6 month redemption right which is rarely exercised. 

I give sample of a good sponsor here with 20 years track record in multiple class B apartments located in CA,AZ and NV.Typical Net CoC: 7%Typical ReturnOnEquity: 40-100% over 3-4 years.When you see this number it seems amazing but when you invest directly by purchasing direct SFR, you could beat this number easily as they invest in a highly appreciated market.

I think the difference is, you stuck to your criteria and may have exercised more due diligence.

Hi Dawn,It is the opinion of many here at BP that due to Dodd Frank and the Safe Act, rent credits constitute a "financing arrangement" and require a RMLO to underwrite the buyer.It is prudent not to include rent credits subtracted from either purchase price or down payment.What can be done is a rent credit to be used as a seller's concession toward closing costs.Landlord/Optionor agrees that upon exercise of the option, Landlord/Optionor shall contribute $_______________to be applied towards funds to close (Seller Concession) to the Tenant/Optionee if and only if the option is exercised.
