I have a house under contract (Lakeland, FL) that has an attached MIL suite/efficiency apartment. 

@Atwan Kwan Have you been able to communicate your offer to them?

I do want a policy that will:provide me with a consistent action planencourage tenants to communicate problems before rent is due, encourage tenants to pay enough to stay "current," define and discourage  habitual late payments. 

What would be the most cost effective and efficient heating to install in a fourplex? 

I have a similar deal in the works and I started communicating with a couple banks to get the ball rolling.

Try to not only stay productive but also efficient. what i mean by that is dont focus to much on the crap that doesn't get you anywhere.  

The garage is large enough that it could be rented as well, and I am considering turning the office into a one-room efficiency apartment, potentially. 

I have not communicated with the tenant yet. 

I know that there isn't a one size fits all model, but efficiency to me is always the most important; measured by how much money does my $1 dollar generate - i.e. % ROI.
