Population growth is flat, as well as income. 

You might want to also look at rent growth. 

Pearland is similar in that there are not any major universities, although there are a couple of hospitals and Pearland is only a 20 minute drive to the medical center in Houston.

Its at the Piccadilly College Park starts 6:30.Its worth it to drive for the other evening education that is at their office off Peachtree Ind off 285. 

I usually drive for dollars to get my leads but I would like to find a more efficient way since I live so far from these area's.

I certainly don't think that the bear market will go on forever, but many signs point towards more price appreciation in the next couple years....after that, your crystal ball is as good as mine:) We've pretty much seen 10% price growth every year for the last 8 years, and average (not median) home price at the end of Dec 2017 was 470k.

I plan to do Direct Mail...perhaps a 1-800#....SEO....social media...and good old fashioned research/driving for dollars....I would GREATLY appreciate any other ideas.
