Hey Layton, I have a 12-door portfolio in Detroit and I've used TenantCloud for years.I like it and it does what I need it to do in terms of rent collection, applications, integrated background checks, etc.

I'll second that you want to make sure you keep a record of receipts and expenses (even potentially your time) for getting the property up and running as an investment.

This also will cost more in tax preparation, and I know sound tedious to do it but that's really where liability is truly parsed.Taxes, insurance, title insurance, bank accounts, finances, basically everything is LLC run.

@Julio Ordonez If you have access to Costar, run a report on the property to see comparable sales.
