HI we are Canadians and do a lot of creative financing  in the US more then willing to share how we do it with anyone who wants to chat

We were boing to BRRRR in Ohio but decided to hold off on that as we didn't feel comfortable managing it from this far so held off on it.

This is not how most reputable, experienced investors do it though.

Should I keep the home, sell it, or assumable loan sell.

Hey @Zack Rosenbaum,That's high but it also depends on what style of building it is, square footage, whether all units have two means of egress, etc.  

Then right before closing, they ran the county records and said they can’t do a HELOC on a home I don’t personally own, and I would need to do a quit claim deed and put it back in my name to get the loan approved and then can do another quit claim deed to put it back under the LLC that it’s currently operating under. 

How good is this house as a rental when you leave it?

Do you find it’s easier or harder to close deals this time of year?

I currently have two deals I am a looking to invest in and I think it is a great time to enter the market on the investment side.The first deal a 30 acre parcel with two buildable parcels on it.
