Parts of Atlanta are great for buy-and-hold, parts are great for flipping, and parts have so much inventory that it would be difficult to flip or to cash flow right now.Buckhead is one of the nicer areas of the city, and if you're looking for a place to live, and like having access to the better bars and restaurants within walking distance, then Buckhead is a great location.

IMO the downside risk outweighs the upside potential.Doing a flip from a distance can be problematic but not impossible if organized correctly.

If you use a LOC, there shouldn't be any short-term constraints relating to when you pay it off.

you use 3/4 from line in to meter,and a short distance out of the meter to a manifold,then 1/2 to each run to fixtures.

Only a pale shadow of Vegas, but there are quite a few of them within walking distance of each other.

Also, I just sold a house in 30317 (Atlanta) that was spitting distance from City of Decatur and made a tidy profit.Houses in 30032 can be had sub-30, and sub-20 if you are careful. 30317 can be had sub-70 with good flip potential.All parts of Atlanta are NOT war zones.

We researched top 5 areas with the stats we wanted, then started on one that was driving distance, figuring it would be easier than having to fly & rent a car.
