@Bradley Fisher sounds to me like you're set up and I wouldn't worry too much about timing, just buy right (which includes trying to buy at a discount which should be more doable in smaller/rural areas of Ohio).

But just wanted to add that I am not saying to discount the local economy completely... it can matter if you think your area will descend to a point where the cash flow property you've invested in a decent B- neighborhood will be a D neighborhood in 5 or 10 years.

Do I let’s say for my first deal I plan to pay investors a 6% preferred return and after that a 70% split to investors and 30% to me.Do I incorporate Blue Estate LLC and then go straight into creating a fund similar to that of Cardone Equity Fund VI which is a fund of Cardone Capital or do I just syndicate a single property deal and create a property LLC paying management fees to my firm to later hire employees and profit splits to investors and myself?
