Do up the landscape nice, some amenities, and pool. 

I buy at a great price, concentrate on repairs that are first, regulatory (fire, electrical code), second, raise the rents to market max, and lastly,  just makes it prettier (landscaping, fencing, paving).  

Landscaped yard has patio w stone covered built-in seating, grill and accent wall matching the stone exterior of the home.

He is a single guy who has worked for the same lawn/landscaping company for 15 years. 

While the nation has regained nearly half of the lost jobs, several key demographic groups have recovered more slowly, including mothers of school-age children, Black men, Black women, Hispanic men, Asian Americans, younger Americans (ages 25 to 34) and people without college degrees.

Can I just get an estimate from a landscaping company as to how much it would cost to restore the lawn to its original pristine appearance and charge that full amount?

If not renovated, I would focus on paint, landscaping, and ensuring the property is clean and bright.  

The demographics in that area will likely lead to continued household and income growth, pushing up rents.
