Thanks@Fred BuechelWe are also from michigan and own two beach houses in myrtle beach but we are down literally right next to surfside, we were dead set on florida but as one other posted there are 60 miles of beach coast and a strong market. we eventually want to live there as well.myrtle, surfside and murrels are great areas to own a str just make sure you check the ability to have a str although most areas are amenable to them for houses except downtown myrtle.we love the sc weather in those areas- sometimes mid 60's to 70 in November through december which is a far cry from michigan.its been great for us. i can send you our listings if you want to see an example of what we have. we did well on the purchase but you will be 400-700k/ea for the houses we purchased but they will gross around 85k/year ea.

If you continue to grow and eventually want to raise money or get private money, the collections will stop you dead in your tracks from most lenders, especially in todays environment where there are a lot more people looking for money than those lending.

Although I have not had the inspection yet (that is scheduled in 2 days), I do not anticipate the house will need too much work, the downstairs apartment needs the most work (more updating) and landscaping (dead tree removal and tons of poison ivy).
