If the attorney hasn't seen such a letter cross his/her desk, he might take action against you, instead, and make disposal of the property a protracted affair.I would push for a letter from the heirs (or the estate attorney stating that all remaining property is your to do with as you wish.

There is no requirement of you to have a a property that is actively listed on any of the platforms in order to get a PreApproval letter.

I went ahead with the contract, because I didn't want to lose the property but it was before an inspection so I really have my fingers crossed on this one hoping that there aren't too many major issues and I can find a quick cash buyer
