In certain instances ( since your help as far as your solutions go is considered consulting), you could cross a red line and end up violating the law.

And no matter what, straight percentages of the income don't work...unless of course you slide the percentage around for the above-named variables, but at the end of the day your resulting answer will break down to $/unit so you might as well just start there and dump the percentages.

I bought into the program and then into the higher mentorship program as well. 

So make sure you understand the difference of how your loan dollars are or are not secured. and then there are funds were your money is spread but your not specifically tied to a certain loan so in essance unsecured as well.

Screen well and put in good people.

Flips can be good money as well but I would avoid unless you have a very experienced partner in it.
