Not entirely true regarding the Kitchenette vs Kitchen, but it is definitely a plus if you have a full cooking facility, which doesn't have to be as big of a project as you may think.

You might be able to 1031 into real property that rents a facility to your franchise business.

Our state mental facility is closing after 150 years.  

Several school districts have had MAJOR incidents of facility misconduct (google it, I don't want to get into specifics) and both purchasing and price value have declined and not yet fully recovered.

I do not know of anyone in particular in Rockford; however, I would look toward Lake where I am located and Cook County where I can also offer suggestions. 

@Dustin Cook: I'm actually looking at both: using a realtor and looking at MLS, as well as turnkey.  

In a mobile home park or RV park, most of the value is in the underground infrastructure, roads, landscaping, amenities, pools, fencing, pads, utility pedestals, etc, while only a small portion of the value comes from a building, like a clubhouse or laundry facility.

If you have a restaurant/cooking exposure in the Mercantile or if there is higher risk of robbery, such as a Liquor store there will be less companies willing to write it. 

Sounds like too many cooks in the kitchen to me
