.- Demographics: the age distribution clearly leaned to 34+ but I went ahead and forced to 45+ because I've seen a lot of older mom-n-pops starting to dump their portfolios on Zillow.- Ad "groups": I tried to target people that were specifically interested in selling with seller financing, but most searches were BUYERS looking to acquire with seller financing.

I would lean towards option "A" personally if you are going to live in it but that is totally up to you and what your standard of living is.

Most lenders accept all some smaller lenders just need to be educated on private flood @John Mocker offered some great information about the private flood insurance law BW12 I would suggest you lean on your agent that wrote you the private flood policy and have them call your lender and educate them about the law and the policy.
